We specialize in making your home a place where buyers aspire to live. Using our advanced training and our innate sense of style we transform a vacant home into a warm and inviting abode, or using what you already own and love we help you edit some items and add others to make over your home into a  buyers dream (owner occupied staging).  Once you are in your new home we can create a space that perfectly reflects your family’s style, needs and comfort (redesign).  We are also experienced at decorating vacation home rentals.  For all of these services we offer a shopping service to purchase any needed items for you.


VACANT HOME STAGING for SERIOUS SELLERS


Vacant home staging is critical for getting the best price for your home. Only 10% of buyers can actually visualize the potential of a home.

  • We walk through your home to take measurements and pictures of the space so that we can find the right pieces to fill your rooms
  • ​We work with you on the number of rooms we stage.  We provide recommendations based on nationwide statistics for the most effective rooms to be staged
  • We provide you with two to three estimates to make sure we are working within your budget and meeting your needs
  • We use our own furniture and accessories to keep our price affordable

WARNING - Not all vacant staging is equal!


Not every home stager has the furnishings and accessories to pull together model home looking spaces!  Make sure to check the stager's portfolio and never go with the lowest price proposal since you usually get what you pay for.

Owner Occupied Home Staging and Design

CONSULT & WALK THROUGH with STAGING PLAN


We have you change your perspective and put on your 'Buyer's Eyes' to better understand what a perspective buyer might see as they walk through your home.  We come prepared with fill in the blank reports to help us cover every area including outside. 

  • The consultation starts with a phone interview, so I gather enough information to prepare for our Consultation time and research the buyer demographic
  • We walk through the home with you using the staging plan and discuss what changes will have the most impact on buyers and what will give you the best return on investment
  • We will discuss the 'Three Keys to Selling Your Home'
  • You will receive a complete custom Staging Report within 48 hours of the consultation.  The staging report includes all that was discussed in an easy to read format that includes example photos and a shopping list. 

We ask the Home Owner to set out all their best accessories on their dining room or kitchen table so we know what we have to work with at a glance

MINI MAKE-OVER


This home staging service is when the magic happens!  We will work with you side by side, using the Staging Plan as our guide.  We walk you through the solution and execute it with you! We know this is a stressful time and we are here to help!

  • We will use what you already own and love to transform the main rooms of your home
  • We will bring in accessories such as art, throw blankets and pillows to get higher impact photos.  We will leave you with a list of all the items we bring in, and help shop for them if needed.
  • We will spend up to 4 hours with you, working in your home
  • We will send you before and after photos

Home must be prepped and cleaned prior to stager arriving
(Up to four hours in the home with any additional hours reverting to a $100 hourly rate)

MAXIMUM MAKE-OVER


This home staging service is when the magic happens!  We will work with you side by side, using the Staging Plan as our guide.  We walk you through the solution and execute it with you! We know this is a stressful time and we are here to help!

  • ​Before confirming the appointment day and time we will go over the list of homework items from the Staging Plan to insure the home is ready for us to work our magic
  • We will use what you already own and love to transform the main rooms of your home
  • We will use the accessories you purchased from the shopping list, and we will bring in a few extra pieces as a visual shopping list to help guide you to fill in any gaps and get higher impact photos.  We will leave you with a list of all the items we bring in, and help shop for them if needed.
  • We will spend up to 4 hours with you, working in your home
  • We will send you before and after photos

Home must be prepped and cleaned prior to stager arriving
(Up to four hours in the home with any additional hours reverting to a $100 hourly rate)


EXPERT SHOPPING SERVICES AND SPECIAL DISCOUNTS


We are EXPERT SHOPPERS!  This is part of our regular job.  We know where to go for the best pieces and the best prices.  We also receive a special discount at many places, and we will pass that discount on to you!  


VACATION HOME RENTAL DECORATING


Do you have a home that would be perfect for AirBnB or Vacasa, but don't know what furniture or accessories to use to make it ready to rent?  Want a professional to come in and just handle it for you?  We have you covered.

  • We will meet with you to get a clear image of what you are looking for, and to review what furniture, and accessories you already have
  • We will provide you with an estimate within 48 hours of our consultation
  • We will purchase items that can take commercial use, but still look elegant and be cost effective
  • We will pass on our 'To the Trade' discounts to ensure we give you the best value

ORGANIZATION


Are you overwhelmed with state of your belongings?  Is there stuff everywhere you look and you want to streamline?  Are you thinking of moving, but can't take the first step because know you will have to pack up all those treasures?  If you said yes to any of these questions we can help.

  • We work with you to set the priorities
  • We will be there to help you through the process and support you in the decision making
  • We will keep the sessions to 5 hours maximum, because it is stressful
  • We will help design the spaces after they are cleaned up if that is what you want

Any supplies we bring must be paid for by the client in addition to the hourly fee

REDESIGN


Did you just move into a new home?  Do you want your home to look like one of the model homes you see in the new housing developments?  We can make your dreams come true.

  • We have a consultation with your whole family to make sure we are meeting all of your needs
  • We create a Pintrest board just for your home to make sure our ideas are approved by you before we spend any money
  • We may take you with us for some of the shopping
  • We will pass on to you our 'To the Trade' discounts to ensure we give you the best value
